# List aged receivables

MCP tool: `resman_read → list_receivables`

Access: read.

Returns the accounts with outstanding charges, payments, credits and balance as of the date, largest balance first, plus the total of the rows returned. A balance below zero is an unapplied payment or credit. Transactions come from get_ledger.

## Parameters

| Name | Type | Required | Description |

| `property_id` | string | yes | Property id from list_properties. |
| `date` | string | yes | The date to read, YYYY-MM-DD. |
| `account_type` | string | no | Lease, Split Ledger, WOIT Account, Non-Resident Account or Prospect. |
| `min_balance` | number | no | Only accounts with a balance of at least this amount. |
