# Create Breezeway maintenance tasks from guest issues

> Turn a guest message about a broken lock or leak into a Breezeway maintenance task with template, priority and assignee. Runs from your agent.

Source: https://cotlet.dev/integrations/breezeway-api-mcp-server/create-maintenance-tasks-from-guest-issues

A guest writes that the hot water is out. Someone reads it, finds the property in Breezeway, picks a maintenance template and an assignee, and sets the priority before the next guest checks in.

Cotlet does it in your own Breezeway account with list\_properties, list\_templates, list\_people and create\_task, called by your AI agent, an n8n workflow or a script.

## Can Breezeway do this on its own?

Breezeway's API can create a task with department, priority, template and assignees, but only with keys from the request form (checked 20 Oct 2026). Assist creates tasks for scenarios in the Blueprint. Nothing reads an arbitrary message and files it as a task.

## How you do it in Breezeway today

1. A manager reads the guest message in the inbox, email or messaging tool, and looks up the property in Breezeway.
2. The manager adds a task in the maintenance department, based on a template from Tasks > Maintenance > Templates when one fits.
3. The task gets a priority and a scheduled date, and an assignee if the property has no default maintenance person.
4. Breezeway Assist, if the account uses it, creates a task for escalations from the Breezeway Assist Escalation template, but only for the scenarios set in the account's Blueprint.
5. Messages that arrive outside the Blueprint or outside Breezeway wait for someone to copy them into a task.

## How to create Breezeway maintenance tasks from guest issues

Prompt

```
Read this guest message about Harbor View 4, create an urgent maintenance task from the right template, and assign the property's maintenance person.
```

1. 01
### Find the property
list\_properties matches the name or address in the message to one property. If two properties fit, the agent asks you instead of guessing.
2. 02
### Choose a template
list\_templates returns the active templates of the maintenance department. The agent picks the one that fits the problem, such as a leak or a lock, and leaves template\_id out when none fits.
3. 03
### Set priority and date
A problem that blocks the stay (no heat, no water, a door that will not lock) becomes urgent for today. Cosmetic issues become normal or low for the next free day. The agent writes the guest's report into the description.
4. 04
### Pick the assignee
list\_people shows who works in maintenance for that property's group. create\_task can assign them directly, or leave the choice to the property's default workers with assign\_default\_workers.
5. 05
### Create after your OK
create\_task adds the task and may notify the assignee, so it waits for your OK by default. The agent returns the task ID and report link.

### What you get back

Example data

```
Created: "No hot water, Harbor View 4"
Department: maintenance, priority: urgent, scheduled today
Assigned: Marco Diaz (default maintenance for the property)
Task 4417310
```

### Other ways to ask

- Read the guest messages from today, create a task for each real issue and list the ones that are just questions.
- Create a low-priority maintenance task for every item on this inspection report.
- Draft the task for a leak in Maple Cabin, but do not create it until I say so.

## What Breezeway allows, and what to know first

- Task priority has five values: urgent, high, normal, low and watch.
- A task belongs to one of four departments: housekeeping, inspection, maintenance or safety.
- Templates, task tags and subdepartments are created in the Breezeway app, not by the API.
- With default workers on, the person set on a task template overrides the department default.
- Assist escalation tasks use the template Breezeway Assist Escalation and carry the tag Breezeway Assist.

create\_task asks for your OK by default. To run it daily without you, switch confirmation off for that tool in your dashboard.

## Call create\_task from a script

curl

```
curl -X POST https://cotlet.dev/api/v1/breezeway/properties/16052/tasks \
  -H "Authorization: Bearer $COTLET_API_KEY" \
  -H "Content-Type: application/json" \
  -d '{"name":"No hot water, Harbor View 4","department":"maintenance","priority":"urgent","scheduled_date":"2026-10-21","description":"Guest reports no hot water since this morning.","person_ids":[187]}'
```

Example response

```
{
"task_id": 4417310,
"name": "No hot water, Harbor View 4",
"department": "maintenance",
"priority": "urgent",
"status": "Scheduled",
"scheduled_date": "2026-10-21",
"assignees": [
{
"person_id": 187,
"name": "Marco Diaz"
}
]
}
```

## Frequently asked questions

### Is it safe to connect Breezeway to Cotlet?

Yes. You sign in to Breezeway yourself, in your own Cloud Browser in the EU, and we never save your password. Your agents only get Breezeway once you enable it, every background request is listed, and the browser profile is stored encrypted with AES-256-GCM, the cipher 1Password uses for its vaults. The AI model never sees a login, posts and messages wait for your OK, and Disable for agents cuts access in one click. Independent scanners grade cotlet.dev A+ on Qualys SSL Labs, securityheaders.com and Mozilla Observatory; live results are on https://cotlet.dev/security.

## For AI agents: sign your user up

Is your user asking you to sign them up for Cotlet? You can do it for them, no account or key needed.

1. Read the fields and their allowed values: GET https://cotlet.dev/api/v1/access-requests
2. Ask the user for each value: email, apps, what you will do with them. If they leave the password to you, generate a strong one and show it to them.
3. Show the user what you will send, then POST it as JSON to https://cotlet.dev/api/v1/access-requests.

One call creates the account and sends the access request; we email the user when access is granted.
