# Find Idealista listings with visits but no contacts

> Spot Idealista ads that people open but never message: 30-day visits per contact for every listing, split by sale and rent, with the likely cause.

Some ads get opened hundreds of times a month and nobody writes. Idealista gives you the visits and the contacts, but working out which listings lose people between the two is a spreadsheet job most agents skip.

Cotlet does it in your own Idealista account with list\_listings, get\_listing\_stats and get\_listing, called by your AI agent, an n8n workflow or a script.

## Can Idealista do this on its own?

Idealista has no API for listing statistics (checked 12 Oct 2026), and its Search API returns public listings without visits or contacts. In idealista/tools the Rendimiento rating compares the last 7 days of visits and email contacts with similar listings in the zone, but only for flats (piso) and houses (casa/chalet). There is no portfolio list of contacts per visit over 30 or 90 days, and rooms, garages and offices get no rating at all.

By hand

## How you do it in Idealista today

1. Open Estadísticas in idealista/tools and go to Ranking de tus anuncios, which lists visits, alerts, favorites and contacts for each property.
2. Check the Rendimiento rating idealista/tools gives each ad, from muy bajo to muy alto.
3. Private advertisers without idealista/tools rely on the weekly Idealista email that summarizes the visits each listing received, and count contacts in their messages.
4. Copy visits and contacts per listing into a sheet, divide one by the other and sort. Idealista shows both numbers but never the ratio, so a well-viewed ad with zero messages looks fine at a glance.

With an agent

## How to find Idealista listings with visits but no contacts

Prompt

```
Which of my Idealista rental listings got plenty of visits but no contacts in the last 30 days, and what is the likely reason for each?
```

1. 01
### Split the portfolio first
list\_listings returns the active ads, and the agent keeps sale and rent apart. A rental gets far more visits per week than a villa for sale, so ranking them together would only flag the villas.
2. 02
### Use one window for every ad
get\_listing\_stats is called with the same period for each listing, 30 days unless you ask for 7 or 90\. Ads under a minimum number of visits you set are reported as too new or too quiet to judge, not as failing.
3. 03
### Rank by contacts per visit
Within each group the agent sorts by contacts per 100 visits and marks listings with zero contacts. Favorites count as a softer signal: many saves and no messages usually means people are waiting for a lower price.
4. 04
### Name a likely cause
For each flagged ad get\_listing shows the photo count, quality score, description and price per square meter against your similar listings. The agent says which of these looks weakest and does not edit anything.
5. 05
### Compare with the last run
On a weekly schedule the report says which ads are new to the list and which recovered after a change, so a price cut or new photos can be judged on numbers.

### What you get back

Example data

```
Rentals, last 30 days (12 listings):
Calle Fuencarral 2-bed: 912 visits, 0 contacts, 41 favorites. 1,450 EUR is 12% above your other 2-beds in Malasaña.
Lavapiés studio: 604 visits, 1 contact. Only 6 photos, quality score 54.
Chamberí 3-bed: 188 visits, too few to judge.
Sales: no listing under 1 contact per 100 visits.
Off the list since last week: Retiro 1-bed, 5 contacts after the new photos.
```

### Other ways to ask

- Every Monday, list my Idealista sale listings with fewer than 1 contact per 100 visits in the last 7 days.
- Compare the last 90 days for my three Valencia flats: visits, contacts and favorites side by side.
- Which of my rooms for rent get saved to favorites a lot but never contacted?

Before you automate it

## What Idealista allows, and what to know first

- Idealista rates Rendimiento de un anuncio on five levels, muy bajo to muy alto, from visits and email contacts of the last 7 days compared with listings of the same zone and features.
- The Idealista Rendimiento rating covers only the piso and casa/chalet types, so rooms, garages, premises and offices get no rating.
- The idealista/tools Estadísticas menu counts only leads that came through idealista, so contacts from your own website or other portals are not in those figures.
- Idealista emails private advertisers a weekly summary of the visits each listing received, and the same email carries the link to renew the listing.

Every tool here only reads, so it can run weekly from n8n, Make, Zapier or cron without waiting for your OK.
