# Analyze an off-market property in Mashvisor from a wholesaler email

> Turn a wholesaler or FSBO lead into a Mashvisor rental analysis: the not-listed property form filled in, Airbnb comps pulled, weak deals removed.

Source: https://cotlet.dev/integrations/mashvisor-api-mcp-server/analyze-off-market-property

A wholesaler emails an address with beds, baths, square footage and an asking price. The house is not on the MLS, so before Mashvisor shows a single number you confirm the address and fill in its form by hand, and you do it again for every lead in the inbox.

Cotlet does it in your own Mashvisor account with analyze\_unlisted\_property, get\_property\_comps and remove\_saved\_home, called by your AI agent, an n8n workflow or a script.

## Can Mashvisor do this on its own?

Mashvisor's web app has a "look up and analyze not listed property" flow, one address at a time through a form (checked 12 Oct 2026). The Data API, a separate plan from $129 a month, returns property and rental data, but it does not run this flow in your account or save the result to your Saved Homes.

By hand

## How you do it in Mashvisor today

1. Log in to Mashvisor, type the property address in the search bar and select the matching result.
2. Click Confirm Address, correcting the address first if Mashvisor matched the wrong one.
3. Fill in the form: price, property type, bedrooms, bathrooms and square footage are required, and the optional fields improve the estimate.
4. For an apartment, townhome or condo, add the unit number and choose the matching property type, then click Complete to see the analysis.
5. Open the Comps tab to check short-term and long-term comparables. Every lead adds a home to Saved Homes, so a busy week of wholesaler emails fills the list with deals you already rejected.

With an agent

## How to analyze an off-market property in Mashvisor from a wholesaler email

Prompt

```
Analyze 412 Oak Street, Austin, TX: off-market, 3 bed, 2 bath, 1,650 sq ft, asking $385k. Give me Airbnb and long-term returns and the nearest Airbnb comps, and remove it from Saved Homes if the cap rate is under 7%.
```

1. 01
### Check the lead has the required fields
Mashvisor needs price, property type, bedrooms, bathrooms and square footage. When the email leaves one out, the agent asks you instead of guessing a square footage, because the estimate leans on it.
2. 02
### Handle units and property type
For a condo, townhome or apartment, the agent passes the unit number and the matching property type. A duplex or triplex is sent as multi\_family, not single\_family, so the comps match the building.
3. 03
### Run the analysis with the seller's price
analyze\_unlisted\_property uses the asking price as the purchase price. If you name a target offer, the agent runs it at that price instead and says which price the numbers assume.
4. 04
### Test the estimate against the street
get\_property\_comps pulls short-term comps, and long-term comps when you rent traditionally. If the nearest comps earn clearly less than the estimate, the report says the deal rests on an above-market nightly rate.
5. 05
### Keep Saved Homes clean
Each lookup lands in Saved Homes. When the deal misses the threshold you set (a cap rate, a cash flow), remove\_saved\_home takes it out; without a threshold the agent leaves it there and only reports.

### What you get back

Example data

```
412 Oak Street, Austin, TX (3 bed, 2 bath, 1,650 sq ft) at $385,000 asking.
Airbnb: $4,200/mo revenue, $1,050/mo cash flow, cap rate 9.4%, cash on cash 13.1%.
Long-term: $2,700/mo rent, $100/mo cash flow, cap rate 6.4%.
Nearest Airbnb comps: 420 Oak Street at $245/night, 68% occupancy; 17 Elm Ave at $229/night, 63%.
Above your 7% cap rate threshold, so it stays in Saved Homes.
88 Ridge Rd, Austin: square footage missing in the email, not analyzed.
```

### Other ways to ask

- Run the three wholesaler leads in this email at 10% below asking and keep only the ones above $500 a month Airbnb cash flow.
- Analyze unit 4B at 1200 Lamar Blvd, Austin as a condo and tell me the long-term rent the comps support.
- For 33 Birch St, Cleveland, show the recent sales comps next to the asking price so I can judge the ARV.

Before you automate it

## What Mashvisor allows, and what to know first

- Mashvisor's not-listed property form requires five fields: price, property type, bedrooms, bathrooms and square footage.
- Mashvisor asks for a unit number and the matching property type for an apartment, townhome or condo.
- Mashvisor saves every looked-up off-market property under the Saved homes tab.
- Mashvisor's Comps tab switches between Short-Term, Long-Term and Sales comparables and charts occupancy, nightly rate and RevPAR of the comps for the last 12 months and a projection for the next 12.
- Mashvisor takes Airbnb data from Airbnb's website and long-term rental data from sites such as Hotpads and Rent Jungle.

analyze\_unlisted\_property and remove\_saved\_home change only your own Mashvisor data and reach no one else, so they run without asking first.

## Frequently asked questions

### Does this work for a property outside the US?

Mashvisor says it has full real estate data, long-term and short-term rentals, for the US. For 13 other countries, including Canada, the United Kingdom and Australia, it lists short-term rental data only, and the agent reports whatever Mashvisor returns for the address.
