# Update SiteMinder rates for busy dates and events

> A concert or holiday weekend lands: your agent raises each SiteMinder base rate by your rule across dates and channels, after you OK the plan.

A trade fair or a concert gets announced and you want higher rates on those nights before the OTAs fill up at last week's price. In SiteMinder that means a Bulk update per room rate, because each rate needs its own new value.

Cotlet does it in your own SiteMinder account with list\_room\_rates, get\_inventory and update\_rates, called by your AI agent, an n8n workflow or a script.

## Can SiteMinder do this on its own?

SiteMinder has no API a hotel can use to change its own rates (checked 12 Oct 2026); rate updates through its APIs come from certified PMS and RMS partners. Dynamic Revenue Plus, a paid add-on, can apply IDeaS pricing recommendations automatically under Insights > Dynamic pricing, within floor and ceiling rates you set. It prices from its own model: it does not apply your rule such as "plus 25% on the marathon nights", and Bulk update still takes one absolute value per save.

By hand

## How you do it in SiteMinder today

1. Go to Distribution > Inventory and click Bulk update. In the Set drop-down choose rates and type the new rate in the To field.
2. Pick the date range (Add another date range for a second weekend) and untick the weekdays you want to leave alone.
3. Under Apply to, select the room types and rates, tick the channels, then click Save and watch the Updating... progress bar.
4. Bulk update takes one value per save. A 20% rise on four room rates with different prices is four separate saves, each with its own sum done by hand.
5. Afterwards, open a few dates in the inventory grid to check the new rates landed. SiteMinder will not save a rate below the property minimum, and a rate above a channel's price limit can get that channel rate disabled.

With an agent

## How to update SiteMinder rates for busy dates and events

Prompt

```
The city marathon is on 6 and 7 December. Raise every base room rate by 25% for 5 to 7 December on all channels, but keep the Standard Double at no more than 210.
```

1. 01
### Start from base rates only
The agent maps the room types with list\_room\_rates and keeps the base rates. A non-refundable or breakfast rate derived from a base rate is left out, since it moves by its own rule once the base changes.
2. 02
### Price each night from what is loaded
get\_inventory for the event dates gives the current rate per room rate and night. The agent applies your rule to each value, rounds to whole units, and caps it where you set a ceiling, so a Friday at 159 and a Saturday at 179 get different new prices.
3. 03
### Catch values SiteMinder would refuse
If your rule lowers prices, the agent asks for the property minimum first, and it flags dates beyond the update period of a channel. It also warns when the property has a two-way PMS or RMS for rates, because that system would overwrite the change within its next sync.
4. 04
### Group the writes, then confirm
Nights with the same new value are grouped into one update\_rates call with days\_of\_week, so a typical event is a handful of calls instead of one per night. You see the full before and after table and approve it.
5. 05
### Read back and report
A second get\_inventory after a few minutes confirms the grid holds the new values. Any room rate that still shows the old price is listed by name, with the likely cause: unmapped, disabled or capped by the channel.

### What you get back

Example data

```
Marathon weekend, 5 to 7 Dec, all channels
Standard Double Flexible: 159/169/149 to 199/210/186 (capped at 210 on Sat)
Deluxe King Flexible: 189/199/179 to 236/249/224
Family Suite Flexible: 259/279/239 to 324/349/299
Derived rates left to follow: Deluxe King Non-refundable, Standard Double B&B
3 update_rates calls approved, grid checked at 09:42, all values live
```

### Other ways to ask

- Set every Friday and Saturday in December to 189 for the Deluxe King Flexible, on Booking.com and Expedia only.
- Undo last week's event pricing: put 5 to 7 December back to the rates loaded on 1 December.
- For the Easter weekend, raise the Standard Double by 15 on all channels and leave the suites alone.
- Show me what a 10% increase on all base rates for the first week of January would look like, but do not change anything.

Before you automate it

## What SiteMinder allows, and what to know first

- SiteMinder will not save a room rate below the minimum rate set under Property settings > General information, and a rate plan or room rate minimum must be higher than the property one.
- SiteMinder sends rates to a channel only within that channel's maximum update period, shown under Distribution > Channels, and within the property update period set under Property settings > General information > Inventory.
- A channel rate multiplier or the Adjust daily rates setting changes the price a channel receives from SiteMinder, so the OTA can show a different number from the inventory grid.
- SiteMinder can disable a channel rate that is above the channel's price limit; the rate then stops syncing until someone fixes the error and sets Start updating channel to Yes again.
- Enabling Dynamic Revenue Plus dynamic pricing for a rate plan stops rate updates from the PMS or RMS syncing to SiteMinder for that plan; availability and restrictions still flow from the PMS.

update\_rates asks for your OK by default. To run it on a schedule without you, switch confirmation off for that tool in your dashboard.

## Frequently asked questions

### Why does Booking.com show a different price than the SiteMinder grid?

SiteMinder Help lists the usual causes: a rate multiplier in the channel settings, currency conversion, taxes, rate derivation settings, or a promotion the channel applies itself. If the channel extranet matches SiteMinder but the public site differs, the difference comes from the channel, and SiteMinder points you to the channel's support (SiteMinder Help: troubleshoot inventory not syncing on channels).
