Bayut automation · runs weekly
Find low performing Bayut listings and choose what to boost
On Monday you open Insights in Profolio, tick the low performing filter and see a dozen listings that get impressions but almost no clicks. Then comes the real question: fix the listing, boost it with credits, or let it go.
Cotlet does it in your own Bayut account with get_listing_insights, list_listings, get_credits and apply_boost, called by your AI agent, an n8n workflow or a script.

Official options
Can Bayut do this on its own?
Bayut has no public API for listing insights or listing products (checked 12 Oct 2026). Profolio has the Low performing filter in Insights and an Auto-Apply option that keeps a product active, but it does not suggest which weak listing deserves your credits.
By hand
How you do it in Bayut today
- In Profolio, open the Insights section and switch on the Low performing filter, which lists listings with a lower click-through rate than similar listings on Bayut.
- Narrow the table with the search options (location, status, purpose, ref #/id, category, users) and note impressions, clicks and leads per listing.
- Switch to Manage Listings to check the quality score colour of each one, and hover over the quality bar to read the suggestions Bayut shows.
- Decide which listings get a product from the products dropdown in Manage Listings: Signature for 7, 14 or 30 days, Hot, or a Property of the Week booking, all paid from credits.
- Insights and Manage Listings are separate screens, so matching a weak CTR with a weak score and a credit balance is done listing by listing, every week.

How to find low performing Bayut listings and choose what to boost
Prompt
Every Monday, find my Bayut listings that Profolio marks as low performing, show impressions, clicks, leads and quality score for each, say what is missing, and propose which ones are worth a Hot or Signature boost with the credits I have. - 01
Start from Bayut's own definition
The agent calls get_listing_insights with low_performing_only on, so "low performing" means what Profolio means: a lower click-through rate than similar listings. You can narrow it to sale or rent, a community or one agent.
- 02
Fix before you pay
For each weak listing it reads the quality score and badges from list_listings. A listing in orange with no floor plan or few photos gets a fix list first, because Bayut ranks higher scores higher and a boost will not repair a weak card.
- 03
Skip what a boost cannot help
Listings with zero impressions are reported separately: the problem there is reach or a rejected or duplicate listing, not the click-through rate. Listings already running Signature or Hot are left alone.
- 04
Check the budget, then propose
The agent reads get_credits and proposes boosts only within the balance, starting with listings that already earned leads. It warns when a listing lacks a sublocation, because Bayut will not activate Signature on an incomplete listing.
- 05
Apply only what you approve
Each apply_boost call asks for your OK by default. If Bayut refuses one, the agent reports the reason and moves on rather than retrying with another product.
What you get back
Example data
Low performing on Bayut this week: 7 of 42 active listings
Fix first: DM-2214 (2BR Dubai Marina), 1,840 impressions, 21 clicks, 1 lead, orange score, floor plan not assigned
Fix first: DM-2275 (1BR Business Bay), 9 photos only, no Checked badge
Boost proposed: DM-2307 (Villa Arabian Ranches), green score, 4 leads, Hot
No impressions at all: DM-2311, check whether it is a duplicate
Credits: 120 available, proposed boosts use part of them
Waiting for your OK: apply Hot to DM-2307 Other ways to ask
- Only rentals in JLT and Dubai Marina: which ones are low performing and why?
- Compare my listings with my team's: which agent has the most low performing listings this month?
- List low performing listings that already have a green score, those are the ones I would boost.
Before you automate it
What Bayut allows, and what to know first
- Profolio's Low performing filter compares each listing with similar listings on Bayut by click-through rate, not by raw clicks or lead count.
- Bayut activates Signature only when every listing detail is filled in, so a listing without a sublocation cannot be marked Signature, and an agent also needs the privilege to apply it and enough agency credits.
- Hot and Signature listings show their badge when seekers search a specific area such as Dubai Marina, not when they search a whole emirate or browse Find my Agent.
- Bayut credit cost for publishing a listing or applying a product depends on the listing's purpose, location and price, and the detail is in the Credits Consumption Report.
- Bayut refunds the unused part of an active product such as Signature or Hot when the listing is deactivated.
apply_boost asks for your OK by default. To run it weekly without you, switch confirmation off for that tool in your dashboard.
