Peerspace automation
Send a Peerspace custom offer (invite to book) from an inquiry
The guest and you have agreed on a date, a headcount and a price in the thread, and now the deal has to become an invite-to-book. Peerspace leaves the arithmetic to you, so the offer is built next to a calculator.
Cotlet does it in your own Peerspace account with list_conversations, get_conversation, list_listings, get_calendar and send_custom_offer, called by your AI agent, an n8n workflow or a script.

Official options
Can Peerspace do this on its own?
Peerspace sends invite-to-book offers only from the guest thread in the Peerspace Inbox (checked 12 Oct 2026), with no API or Zapier action. An invite is priced by the host: the subtotal does not follow changed hours, and the 8+ hour discount from the listing has to be calculated into the subtotal by hand.
By hand
How you do it in Peerspace today
- Open the Peerspace Inbox and the thread with the guest, then click Invite to Book above the messages.
- Enter the date, time and attendees, then the space rental fee; spaces with a food and beverage minimum also take minimum spend and gratuity.
- Set the subtotal by hand: Peerspace does not recalculate it when you add or remove hours, and the 8+ hour discount from the Listings tab is not applied to an invite.
- Click Continue to Add-ons and use Add Item to attach existing add-ons, then Continue to Review Booking, write a note that explains the offer and click Send.
- Each offer is priced again from scratch. A forgotten discount, sales tax typed in by habit, or the rate of the wrong listing goes out under your name.
With an agent
How to send a Peerspace custom offer (invite to book) from an inquiry
Prompt
Turn Dana's inquiry into a Peerspace offer: Oct 24, 10:00 to 18:00, 20 people, at my events rate with the 8+ hour discount, plus the backdrop add-on. Show me the math before you send it. - 01
Take the terms from the thread
get_conversation supplies the agreed date, start and end, headcount and anything promised (early setup, a nonprofit price). A missing piece, such as no end time, is asked of you; the agent never fills in a default headcount.
- 02
Confirm the slot is still open
get_calendar for that day catches a booking accepted since the chat began. A clash stops the offer. A pending request from another guest on the same hours is reported, since an accepted offer would collide with it.
- 03
Price it the way your listing would
list_listings gives the base rate of the listing the guest asked about. The agent applies the day or evening rate and the discount you name, and at 8 hours or more takes your 8+ hour percentage off the whole hourly subtotal. Cleaning fees stay undiscounted, and no sales tax is added.
- 04
Write a note the guest can check
The note lists hours, setup time, headcount and each add-on, and states what changed from the guest's first ask. The full calculation is shown to you line by line before anything is sent.
- 05
Send once you approve
send_custom_offer goes out after your OK and the guest gets 7 days to pay. If an earlier offer to the same guest expired, the agent sends a new one only while the booking start is still in the future.
What you get back
Example data
Offer for Dana, Daylight loft, events listing, Fri 24 Oct 10:00 to 18:00, 20 attendees.
8 hours x $150 = $1,200, minus your 15% 8+ hour discount ($180) = $1,020 rental fee.
Add-on: Backdrop set, $50. No sales tax added; Peerspace calculates it.
Note: "Eight hours for your offsite, setup from 9:30, backdrop included."
Sent after your OK. Dana has until Fri 31 Oct to pay. Other ways to ask
- Send Dana the same offer as last month, but for 25 people and with the backdrop add-on.
- Offer the nonprofit in the newest thread 20% off my weekday rate for 4 hours on Nov 6, and say why in the note.
- For every inquiry that asks for 8 hours or more this week, draft an offer at my base rate with the 8+ hour discount and wait for my review.
Before you automate it
What Peerspace allows, and what to know first
- A Peerspace guest has 7 days to review and pay an invite-to-book, and if it expires or is declined the host can send another one as long as the booking start time has not passed.
- Peerspace's 8+ hour discount covers the whole booking, not only the hours past 8, and reduces only the hourly rate, never the cleaning fee or other line items.
- Peerspace calculates sales tax on minimum spend and add-ons through Avalara from the host's state, so a host who types tax into an offer charges the guest twice.
- When a guest who already paid for an accepted Peerspace request accepts an invite, Peerspace charges only the difference.
- Peerspace applies its standard service fee to custom-priced offers too, so a lower offer price also lowers the host payout.
send_custom_offer asks for your OK by default. To run it on a schedule without you, switch confirmation off for that tool in your dashboard.

Can the agent edit or withdraw an offer after it is sent?
Not with a Cotlet tool. In Peerspace, open Review invitation to book details in the thread to edit or withdraw the offer before the guest accepts, then ask your agent to send a fresh one if needed.
