Compare Hemnet asking prices with sold prices nearby

1. Search the area on Hemnet, set Minst antal rum, Boarea and Högst pris in the search filters, and open each listing to read the asking price and Pris/m².
2. Open Historik in the Hemnet listing to see earlier sales of the same home and a few similar sales that Hemnet suggests from the area.
3. Switch the Hemnet result list to Slutpriser for the same area, set Rum, Boarea and Såld inom de senaste (3, 6 or 12 months), and sort by Senast såld/överlåten först.
4. Read the final price, the price per m² and the percentage above or below asking that the Slutpriser list shows for each sale.
5. Redo the arithmetic for every listing on your shortlist, and again when new sales come in. Hemnet shows the listing and the Slutpriser list on separate screens and works out no median or gap, so the comparison lives in your head or a spreadsheet.

Find 3-room flats for sale in Vasastan under 9 MSEK and, for each one, tell me what similar 3-room flats nearby sold for since January: price per m² and how far above asking they went.

   Fix the comparison set before any call

   The agent turns your request into an area, a housing type, a room count and a size band, for example 60 to 80 m² for a 68 m² flat. search_sold_prices has no size filter, so the band is applied to the results afterwards rather than left out.

2. 02

   Pull the listings and drop paid placements

   search_listings runs with the area and your price cap. A Mäklartipset ad can head a Hemnet result list without matching the search, and a Raketen home can appear twice, so any home outside the area, price cap or room count you named is dropped, duplicates are merged, and both are counted in the report.

   Fetch enough comparable sales

   search_sold_prices runs with the same area, rooms_min and sold_since, then the size band is applied. With fewer than five comparable sales the agent widens the period to twelve months and says so, instead of judging a price against two sales.

4. 04

   Compare per square meter

   For each listing the agent sets the asking price per m² against the median final price per m² of the comparables, and adds the median gap between asking and final price. get_listing supplies the monthly fee, shown next to the numbers, because two flats with the same price per m² and very different fees are not the same deal.

5. 05

   Report a comparison, not a valuation

   Sales that Hemnet shows without an asking price are left out of the over-asking median and counted separately. The report says plainly that it compares against sold homes and is not a broker valuation.

• The Hemnet Slutpriser list shows each sale's final price, its price per m² and the change from asking as a percentage, and some sales appear without that percentage.
• The first result in a Hemnet search can be a paid Mäklartipset placement that does not have to match your search, and a Raketen placement shows a matching home a second time at the top.
• Hemnet sorts Slutpriser by the date the sale was reported as completed by default, and also lets you sort by final price or by price per m² (kr/m²).
• Historik on a Hemnet listing collects the home's sales up to about 15 years back, and Hemnet states that it is a historical overview, not a valuation of the home.
• Since 6 October 2026 Hemnet shows homes for sale and coming to market (kommande) in one result list, with Slutpriser as the third choice next to them.
