Find Immobiliare.it listings with views but no enquiries

1. Sign in and open Published listings (immobiliare.it/utente/annunci/pubblicati); the always updated number of views sits under the photo of each listing.
2. Open Messages and work out, conversation by conversation, how many people wrote or asked for a visit about each listing.
3. Read the weekly statistics email Immobiliare.it sends about the property, which still leaves the views-to-contacts comparison to you.
4. To react, click the three dots on the listing, choose Edit this listing, change the price or text, and leave through Go to your listings, which saves the edit.
5. Published listings shows one always-updated view count per listing, so a listing that quietly stopped drawing messages looks the same there as one that never did.

Every Monday, compare views and messages for each of my Immobiliare.it listings, tell me which ones get looked at but not contacted, and suggest whether to change the price, photos or text.

   Snapshot the views

   The agent reads views for every published listing, sale and rent together. If last week's report is in the conversation or in your n8n run log, it works out this week's new views; on a first run it uses the totals and says so.

2. 02

   Count real contacts per listing

   For each listing it counts conversations and, separately, the ones carrying a visit request. Threads you started yourself do not count as interest.

3. 03

   Rank by silence, not by views alone

   Listings with many views and no conversations come first, then those with messages but no visit requests. A listing online for only a few days is marked too new to judge instead of ranked.

4. 04

   Look at what the buyer sees

   For each flagged listing the agent opens the full ad with get_listing and checks the photo count, how long the description is, and the price per square metre against your other listings in the same town. It names the weakest of the three.

5. 05

   Suggest, then change only on your word

   The report ends with one proposal per flagged listing. Nothing is edited on the weekly run. When you reply with a new price or text, update_listing applies it and the listing keeps its ID and URL.

Studio, Via Padova, Milano (rent, 950 EUR): 96 views, 4 conversations, 2 visit requests. No change.
Three-room flat, Corso Francia, Torino (sale, 310,000 EUR): 250 views, 2 conversations, 0 visit requests. 3,780 EUR per m2 against 3,100 for your other Turin flat. Suggest: a price review.

• Immobiliare.it periodically emails private advertisers weekly statistics about their property.
• Changes made through Edit this listing on Immobiliare.it are saved automatically when you leave through Go to your listings; there is no separate Save button in that flow.
• A free Immobiliare.it listing runs with BASE visibility; PREMIUM and TOP are paid upgrades bought with the Promote button, by PayPal or prepaid, debit or credit card.
• Every new Immobiliare.it listing is verified by the editorial team before it goes live, which can take up to 48 hours; Edit this listing changes the existing ad instead of posting a new one.
