Zoopla automation · runs weekly
Send vendors their Zoopla listing performance report
Vendors ring on Friday to ask how many people looked at their house. Answering means opening the ZooplaPro listing performance report property by property, copying a share link, and deciding which slow listings need a harder conversation about price.
Cotlet does it in your own Zoopla account with list_listings, list_leads and get_listing_performance, called by your AI agent, an n8n workflow or a script.

Can Zoopla do this on its own?
ZooplaPro builds the Listing performance report for one property at a time and gives it a Shareable link that Zoopla updates daily (checked 12 Oct 2026). Zoopla has no API for the report and does not send the link to vendors on a schedule. The Weekly Featured Property recommendations card points at up to 3 quiet listings, but it does not report on the rest of your stock.
By hand
How you do it in Zoopla today
- Log in to ZooplaPro, open the Dashboard tab, scroll to Your Properties and click Listing performance report, or start from Manage listings > Residential sales listings.
- Select the property and click Listing performance report to generate it, then set the Performance overview filter to Since listed, Last 7 days, Last 14 days or Last 30 days.
- Compare Search appearances and Page views with the Similar listings figures, read the Leads count, and check the dotted Similar listings line on the Daily page views chart.
- Share the report through its Shareable link, pasted into an email to the vendor or landlord, or Print it for a meeting.
- Do it again for every live listing each week; the slow ones, which matter most, are also the ones nobody likes to open.
With an agent
How to send vendors their Zoopla listing performance report
Prompt
Every Friday, get the Zoopla listing performance report for each live sales listing, send me the share links per vendor, and flag the listings below the similar listings benchmark. - 01
Collect the live listings
The agent runs list_listings for residential sales and residential lettings and keeps only public listings. Sold and let agreed listings are left out, since their vendors no longer need a weekly update.
- 02
Read each report for the same week
get_listing_performance gives page views per day and the similar listings average for each property. The agent uses one date range for all of them so the comparison is fair.
- 03
Count leads the report does not split
list_leads with the listing_id adds email and phone leads for the week, so a listing with good views and no enquiries is told apart from one nobody opens.
- 04
Flag listings below the benchmark
A listing under the similar listings average is marked for a price or photo conversation, and the agent notes whether the timeline already shows a recent reduction. Where Zoopla shows no benchmark (commercial listings, or fewer than 5 similar listings), it says so instead of guessing.
- 05
Hand over the links, send nothing
The agent returns one line per vendor with the share link and two numbers. Sending is your step, or your own mail tool in n8n, because the link goes to a client.
What you get back
Example data
3 Mill Lane, Bristol BS6 5JD: 321 page views this week, similar listings average 388. 0 leads. Below benchmark; no price change since listing. Link: zoopla.co.uk/pro/example-report/3f9c2a
14 Elm Road, Bristol BS7 8AB: 466 page views, average 402, 5 leads. Under offer, left out next week.
22 Park Street, Bath BA1 2EX: 512 page views, average 430, 7 leads. Link: zoopla.co.uk/pro/example-report/8b1d07
Unit 4, Temple Gate (commercial): no benchmark available from Zoopla. Other ways to ask
- Which of my live sales listings got fewer than 2 leads this month? Show their page views against similar listings.
- Get the share link for 3 Mill Lane and draft a short note to the vendor about this week’s views.
- Only lettings: listings live for more than 30 days that are under the similar listings average.
- Before Thursday’s vendor calls, list every listing below the benchmark for the last 14 days with its leads.
Before you automate it
What Zoopla allows, and what to know first
- Zoopla updates the listing performance Shareable link daily, so a link sent once keeps showing the vendor current numbers.
- Zoopla's Similar listings benchmark compares a listing with listings live for the same number of days in the same price range and postal area, and it is hidden when fewer than 5 such listings exist.
- Zoopla gives commercial listings a listing performance report but no Similar listings comparison.
- Zoopla's own advice is to consider a price reduction or Featured Properties when a listing sits under the dotted benchmark line for consecutive days.
- Zoopla counts a Page view only when the listing details page is opened in full, while Search appearances count every search results page the listing appears on.
Every tool here only reads, so it can run weekly from n8n, Make, Zapier or cron without waiting for your OK.

Frequently asked questions
Can the agent reduce the price after the vendor agrees?
Yes, with update_listing, after your OK and for manual uploads only. ZooplaPro then shows a reduced tag with the percentage next to the listing in Residential sales listings, and the reduction appears on the performance chart.
