Crexi automation
Pull Crexi sales comps for a valuation or BOV
Every broker opinion of value starts the same way: search Comps & Records around the subject, tick the right sales one by one, export them and build the comp grid in Excel.
Cotlet does it in your own Crexi account with search_comps, called by your AI agent, an n8n workflow or a script.

Can Crexi do this on its own?
Crexi has no API for comps (checked 12 Oct 2026). Crexi Intelligence lets a subscriber search Comps & Records, export selected records to a file and save them to a group under Saved Properties. Selecting the comps, trimming them and turning them into a grid with ranges is still done by hand for every subject property.
By hand
How you do it in Crexi today
- From the Crexi home page open Comps & Records, enter the location and filters and run the search (Crexi labels this a Pro/Intelligence feature).
- Select the comps you want by hand, then click Export and choose whether to include contact information, which costs credits.
- Name the file, pick the format, click Export, then View Exports to wait for the file in the Exports section.
- Download the file, open it in Excel, delete the sales that do not fit and work out price per square foot and the cap rate range.
- Do it again for the next subject, or when the seller asks for a tighter radius. Comps you used last time live in a Saved Properties group only if you remembered to save them.

How to pull Crexi sales comps for a valuation or BOV
Prompt
Pull industrial sales comps within the Austin area of 1200 Oak Street from the last 2 years, keep buildings between 20,000 and 50,000 sq ft, and give me the price per square foot and cap rate range. - 01
Set the subject first
The agent asks for the address, property type and size if you did not give them, because a comp set without a size band is not useful for value. It then calls search_comps with the location, type and a sold_after date.
- 02
Trim to real comparables
Results outside the size band you set, sales without a sale price and portfolio sales are set aside. The agent keeps a short list, usually under a dozen, and says how many it dropped and why.
- 03
Work out the ranges
For the kept comps the agent computes price per square foot and gives the low, median and high, plus the cap rate range where a closing cap rate is reported. A comp with no cap rate counts for price only.
- 04
Flag what needs a second look
A sale far above or below the others, or a sale older than the window you asked for, is listed separately. Asking price against sale price is shown where both exist, as a hint of how the market negotiated.
- 05
Hand over a grid you can paste
The result is one row per comp: address, sale date, sale price, size, price per square foot, cap rate and listing broker. Nothing is saved or exported in your Crexi account.
What you get back
Example data
Subject: 1200 Oak Street, Austin, TX, industrial, 32,000 sq ft. Sales since Oct 2024.
19 comps found, 8 kept (20,000 to 50,000 sq ft, sale price reported).
Price per sq ft: low $118, median $136, high $161.
Closing cap rate: 6.2% to 7.4% on 5 comps.
2210 Industrial Blvd: $4.2M, 31,000 sq ft, $135/sq ft, 6.8%, sold 12 Jun 2025, 3.4% under asking.
Set aside: 1 portfolio sale, 10 outside the size band. Other ways to ask
- Same subject, but only sales from the last 12 months and the closest five by size.
- Retail comps for 5400 Greenville Avenue, Dallas, with the listing brokers so I can call them about terms.
- Pull comps for each of these three addresses and put them in one table with a tab per property.
Before you automate it
What Crexi allows, and what to know first
- Crexi sales comps sit in Comps & Records, which the Crexi help center labels a Pro/Intelligence feature rather than part of a basic account.
- Crexi charges credits when a comps or property records export includes contact information, and shows the credit usage before the export runs.
- Crexi saves comp sets in Saved Properties > Comps & Records groups, which can be printed with the Print button or exported again from the three-dot menu.
- Crexi delivers comp exports through the same Export hub as lead reports, with Pending, Generating, Completed and Error statuses, in CSV or Excel.
Every tool here only reads, so it can run on a schedule from n8n, Make, Zapier or cron without waiting for your OK.
